Just steps from Grand Central, BXP's 46-storey office tower has reached the podium level. The 844-foot tower replaces the former MTA headquarters and will deliver about 930,000 square feet of office space, with direct access to Grand Central's Madison Concourse.
Designed by KPF, it is all-electric, targets LEED Platinum and is due to complete in 2029.
BXP's original equity partner, Norway's sovereign wealth fund, held 45% of the project; BXP bought that stake out in August 2025. Since then, Starr and McDermott Will & Schulte have signed, taking the building to 56% preleased. A $1.2 billion construction loan led by Wells Fargo has closed, and AVRS Partners has bought a 10.6% stake.

For Those Who Build
A tower of this scale, going up above Grand Central, takes years of work from the people who develop, design, manage and build it. Many of them are already thinking about what comes next.
If that is you, or you would like to take part in a project like this, feel free to get in touch.
